Hyderabad: The Telangana High Court has issued key directions regarding construction permits and approved construction plans. The court directed the Commissioners of Greater Hyderabad, Cyberabad and Malkazgiri Municipal Corporations to take steps to clearly display building permits at construction sites under their jurisdiction.
It has been suggested that the authorities should conduct regular inspections in the areas where construction work is going on and check whether the construction is being done in accordance with the approved plans and the sanctioned plans. If it is found that construction work is being carried out against the approved plan, action will be taken as per the rules, it said.Similarly, the orders of the High Court make it clear that in case of non-production of construction permits, measures may be taken to temporarily stop the ongoing construction works.
Key Tips for Property Buyers
In this background, it has become important for those who want to buy an independent house, apartment or an under construction property in Hyderabad to check the relevant documents in advance.
Before purchasing the building permission, sanctioned plan, relevant government approvals, as well as whether the actual construction conforms to the approved plan should be checked.
In case of under construction projects it is advisable to take purchase decision only after verifying the permissions provided by the developer, approved plans and other necessary documents.
Important noteThe mere fact that a building permit is not displayed at the construction site does not mean that the property is illegal. The orders of the High Court are mainly related to the issue of production of construction permits, inspections by the authorities and whether the construction is being carried out as per the approved plan.
